WALTER MIRRIONE

Walter Mirrione is a founding Principal of the firm, as well as the Chair of the firm’s Real Estate Practice Group. Walter has over thirty years of experience in real estate, initially at the management level of a private real estate development company and later as an attorney representing private clients. His areas of practice include: outside business general counsel; business entity formation; zoning; land use and development; leasing, purchase and sale of commercial and residential property; mortgage closings; title examinations and certifications; issuance of title insurance policies; complex document preparation; recording of instruments; landlord-tenant law; condominium and homeowners’ association; protection of property rights; representation before municipal boards and agencies; and issuance of zoning opinions.

Walter resides with his family in Easton, Massachusetts. He frequently volunteers his services to community and charitable endeavors. Walter served as a member and chairman of the Easton Zoning Board of Appeals for 20 years. He is currently the Deputy Town Moderator of Easton.  Walter has volunteered his services in the following capacities: member of Town of Easton Building Inspector/Zoning Enforcement Officer Screening Committee; member of Town of Easton Town Administrator Screening Committee (two terms); director of Friends of Easton Community Athletic Complex, Inc.; member of F. L. Olmsted School Council; member of Bridgewater State College Foundation Board of Trustees; member of Town of Easton Town Counsel Screening Committee; and member Town of Easton Master Plan Steering Committee.

Walter frequently speaks on topics involving real estate law.  His past speaking engagements include presenting to the Greater Boston Real Estate Board Commercial Broker Association on topics including; (i) “Primer – Commercial Brokerage Listing Agreements and Roles of a Broker in a Transaction” and (ii) “Basic but Essential Provisions of a Commercial Purchase and Sale Agreements”.

REPRESENTATIVE MATTERS

Representation of a developer client in the acquisition and development of multiple adult retirement communities consisting of over 200 single family homes in various southeastern Massachusetts communities involving the negotiation and closing of the transactions, drafting of zoning bylaws, representation before municipal boards, drafting and obtaining approval of conservation restrictions and drafting of the homeowners’ association governing documents.

Representation of a developer client in the permitting of electronic billboards throughout southeastern Massachusetts. Draft and obtain approval of new zoning bylaws/ordinances, secure permits at the local level and from the Commonwealth’s Office of Outdoor Advertising, draft and negotiate host community agreements and draft and negotiate land leases relative to placement of electronic billboards.
